It’s all part of the Master Plan — Finished!
Clawson Architects is pleased to present the completed works of a Master Plan we established with our client four years ago. The views of Manhattan twinkling beyond were the driving force for the Master Plan of this Sagamore Road home. Past additions and renovations by previous owners were awkward and in need of help. When we first took you on this photo journey in 2009 we highlighted Phase 1: the Hall Bath and Phase 2: the Master Suite. Now, with the completion of Phase 3: the First Floor, the last leg of our client’s Master Plan is complete. This final phase consisted of creating a Mudroom, Office, Laundry Room, a Kitchen with eating area, Family Room, Powder Room and Main Hallway to obtain maximum space and flow.
Hall Bath
Renovations began on the Second Floor first with the Hall Bath and then the Master Bedroom Suite. The traditional 1920’s bathroom was gutted down to the original structure, to make repairs to the existing structure, electrical and plumbing systems. The original fixture placement and arched ceiling over the tub were maintained while adding a rain shower, new fixtures, window and tiles. This classic black and white bathroom features a twist on the old by using mosaic sea glass tiles not only as an accent strip but also on the shower ceiling.
Master Bedroom
Before
The original layout of the Master Bedroom Suite had its closets and small Master Bath side by side along one side of the room.
After
Clawson Architects created space by relocating the closets to the other side of the room freeing up the area adjacent to the existing smaller Master Bath. The once very compact Master Bath is now spacious with framed views of the city that can be enjoyed from the shower and the rest of the bedroom suite.
Pocket doors with antique glass are used to close off the bathroom allow natural light to filter into the bedroom.
The First Floor
The front of the home was unique since it had a front door and side door within 10 feet of each other. We closed off the side door and created a mother’s multi-function “dream room” — consisting of a spacious Mudroom, Office and Laundry Room. The room has French Doors off the Front Foyer giving the homeowners the flexibility of leaving them open for everyday use or closing the room off for privacy.

The small bi-fold doors were removed. The opening was widened and new French Doors were installed.

The Office/Mudroom is also connected to the Kitchen via a Main Hallway which includes the Powder Room, Pantry and a custom Beverage Bar.
The original layout of the back of the home was choppy, consisting of a Sunroom, two small Family Rooms, and an outdated Kitchen all with limited views of the Manhattan skyline. Clawson Architects design solution was to move the Kitchen towards the back of the home overtaking an underutilized small den and create more utilitarian function with the old kitchen space, which is now the area where the Hallway is located. Ultimately the design scheme entailed removal of walls at the back of the house, connecting the rooms and offering the Clients an efficient floor plan, with an abundance of light and wonderful views

The Family Room annexed the area of the old sunroom, making the room larger and giving direct access to the Eat-in Kitchen, Deck and views of the Manhattan skyline.
